THE 286-acre estate at Haggard, Carbury, Co Kildare, which was featured in these pages on Saturday, June 3rd, was sold at public auction on Thursday for €2.15 million.
Before an attendance of about 25 people, Paddy Jordan of Jordan Auctioneers, Newbridge, Co Kildare, opened the property with an initial bid of €1.4 million. Three active bidders brought the price up to €2,150,000, at which stage the entire was placed on the market and, as no further bids were received, the hammer was knocked down to an undisclosed purchaser.
Haggard, a beautiful Georgian residence, has a wealth of history attached. The residence was built in the 1800’s by the Holt family. While the two storey home in need of a complete overhaul, it retains many of its original features.
The estate also comprises courtyards, outhouses, over 20 stables and hay barns, and it is superbly located close to the M4 motorway. The estate was guided at €2.1 million prior to the auction.
Jordan reported the farm generated extensive interest throughout the marketing period, with in excess of 50 viewers, and the owners were delighted with the result achieved on the day.
Kildare land makes €9,600/acre
Jordan Auctioneers also knocked down a 75-acre parcel of land on the River Liffey between Kilcullen and Newbridge in Co Kildare at public auction last Tuesday for a sum believed to be in excess of €720,000.
The lands at Kinneagh and Castlemartin are separated from the Castlemartin Stud estate by the M9 motorway and have extensive frontage on the River Liffey. Just over a mile from the Curragh, the lands are all in permanent pasture with some mature timber, three span hay-shed and a lean-to.
Jordan opened the bidding at €600,000 and two active bidders - a local agent and a landholder in the area – helped to bring the price to €720,000, at which stage it was withdrawn.
After negotiations with the highest bidder failed to get a result, Jordan consulted with the underbidder and after continued negotiation the property was sold for a much higher figure.
Although disappointed there wasn’t more interest, Jordan was satisfied with the end result, which followed on from the successful sale of 105-acres package at Calverstown Little last week.
Westmeath farm sold for €1.3m
A 227-acres residential farm at Derrynagarragh and Tuitestown, Collinstown, Co Westmeath, was sold to a local farmer for €1.3 million at a public auction last week. One of the biggest farms to arrive on the market in the county so far this year, the farm came with a derelict two-storey house, a number of traditional outhouses and two holding pens.
Selling agent Paul Murtagh of Murtagh Bros, Mullingar, initially offered the in four separate lots, however with little interest in the separate holdings, he opened the entire at €1 million.
The bidding moved in €50,000 increments up to €1.3 million when Murtagh declared the farm on the market. With no further bids, the hammer fell at that price (€5,700/acre) to a local farmer. The farm was guided at €1.2 million prior to the auction.
